Dear Sunset Cove Homeowner:

We would like to take this opportunity to update you on several items happening at Sunset Cove over the last few months. The Board of Directors has been working diligently to continue to improve our community and serve the needs of our homeowners.

As a result of several years passing without attention to many components that keep our assets in good order, we are suffering the losses of these missteps. One of the most impactful is the irrigation system. Similar to the pool, many years of patches have led to a major system shutdown, which we thought we had addressed and we were waiting for a part to come in from Europe. We have now moved to another vendor as this avenue did not lead to a fix, and hope that this corrective action will lead to strong results soon. We have directed Grounds Group to come in and turn the water on in each zone to give the lawns the best possible care.

Please note, Plantation allows for lawn watering only twice per week. We have had some record heated days and not as much rain which has not helped our plight. In almost 7 years at Sunset Cove I have just had the highest water bill ever. Please know that we, the Board, also feel this pain at our homes, and are doing everything we can to improve the situation. The lack of consistent water at Sunset Cove has also put several improvement projects on hold. These will move forward as soon as we have the irrigation system in order.

Tree trimming is currently underway. With irrigation working, sod replacement, fertilization and weed control will resume. We have heard your plight and are doing the best we can.

Please review the following items and act as requested to update our system and keep Sunset Cove as a premier community in Plantation.

A reminder about our monthly meetings, every third Tuesday at Central Park Community Center, or the Pool (postings are out 48 hours in advance for locations)

Front Entrance Renovation

We have received several bids on this project and the Board is reviewing our options. The guardhouse will be done as well as the pavers. We aim to also upgrade our entry system to an electronic process versus the current manual system.

  • Many homeowners have addressed the need to re-do the front landscaping and this is on our list for 2015

  Community Pool

The pool reopened in late fall and we hope everyone has been enjoying the upgrade.

  • The new pavers need to be sealed and the landscaping will be changed once irrigation is complete
  • The pool bathrooms will be renovated and brought up to code at the same time as the guardhouse in order to save money as contractors will already be on site.
  • We have several residents who have been staying beyond dusk at the pool. This is against the insurance policy of Sunset Cove and could be very detrimental to our community. Please adhere to the rules of the pool as they will be enforced with police visits.
  • As we do not have daily maintenance at Sunset Cove, we ask that residents return the pool furniture to their original positions, discard garbage in the receptacles, and close all of the umbrellas when leaving the pool area so that others may enjoy it equally.

 Tree Root Pruning

There are still some homeowners that have not paid their invoices to All County Concrete for work that was completed in the fall on their driveways. Please pay these promptly.

Banking

The Board was unable to find the $16,000 that was previously listed as being on deposit and we have elected to write this amount off after extensive research. The 2012 and 2013 audits that were behind have been completed, and 2014 taxes and audit have begun.

  • As we have said before, we are a healthy community association and we will endeavor to keep this up into the coming years. For further details on our financials, please attend our meetings or go to our website for updates.

Reserve Study

As is our fiduciary responsibility we have commissioned a reserve study led by Glen Parrish.

  • An update on this study’s findings will be provided at the next meeting.

 

Other Items

We continue to tackle foreclosure situations, illegal tenancy, and delinquent monthly dues payments with the assistance of our attorney where required.

  • We have a lawsuit filed against Sunset Cove by a resident regarding shrubs he claimed were his that were removed during the front entrance renovation. Our lawyers submitted 11 pages of facts refuting his accusations to his legal team, and he has elected to pursue this on his own in small claims court for approximately $2500. This date is set for early June and will be handled by our lawyer.

  • Please find enclosed an updated resident information page that we need completed and returned to Exclusive Property Management later than May 31st, 2015
  • It is important to provide this information and is always updated when changes take place
  • previous allowed guests that were on your list will not be permitted without a call to your residence.
  • This also gives us the ability to form a master email list for notices and communication in the future.

Finally, as always, please remember that our board members are volunteers in the community, serving the needs of all residents to the best of our ability.
