Financial Update:
- Finished out 2019 with a surplus of $34K – Motion to leave in 2020 operating budget First by Nancy, second by Andre, approved by all present.
- Becky making phone calls to homeowners past 30-day grace period on dues. Letters going out week of 1/20 over 90 days delinquent.
- Ratify payment plan for homeowner w/ large delinquent balance- Motion by Nancy to accept, second by Andre, approved by all present.
Reserve study results – Lee met with Jeff w/ Reserve company. Report due in 3 weeks
Landscape Update:
- Hardwood tree trimming starting week of 1/20
- Weed treating backyards starting week 1/23, Oasis sending letter of notice to homeowners
- Flowers to be replaced in entrance way
- Root pruning commencing 1st qtr. of the year
New Business:
Oasis to commence email blast announcements to homeowners
Access Gate
- Data migration to new system, issue discovered with incomplete decal code numbers.
- Affected approx. 25% of homeowners
- Completed numbers collected, entered in new system.
- Issue has dissipated
Pool Inspection
- 12/23 minor pool violations discovered by health department
- List of items provided to HOA Board and Hixon Pool Services
- 1/2 violations cleared, pool re-opend
- As a result of negligence on Hixon Pool Company a new company has bid for our account.
- Pool King, offered services for less money and servicing 3x per week.
- Motion by Vickie to accept, seconded by Felicia, approved by all present.
Holiday Expense
- $50 over $200 2019 budgeted amount. Motion to ratify by Andre, second by Nancy, approved by all present.

Open Floor
- Homeowner complaint about trees not being cut in backyard, house backs up to office park. Lee will address with DEO
- Suggested additional lighting in very dark areas around the community. Will be researched by Oasis
- Hardwood cutting, still being finalized by Board and DEO
- Homeowner possible violation inspections to commence 1/23 by Lee w/ Oasis and Vickie, board mbr.
