SUNSET COVE HOMEOWNERS ASSOCIATION, INC.
BOARD OF DIRECTOR MEETING MINUTES – TUESDAY, FEBRUARY 17, 2015
The meeting was called to order at 6:45pm by Simone Luke, President. Present: Simone Luke, Will Hernandez, Jack Damonte, Gerry Holstein, Salvatore Gambino, Debbie Adams and Glenn Parish. Homeowners Present: 8, Blue Crest Management: Mara Carter, Property Manager.
Motion by Debbie A. to accept minutes of January 20, 2015. Second Sal G., motion carried. ALL IN FAVOR
Legal
- Eisinger, Brown, Lewis, Frankel – Attorney Michele Crosa and Para Legal Irose Johnson attended meeting to speak about collections/foreclosures.
- 10048 NW 4th Street – consider foreclosure due to amount of delinquent maintenance owed to Association. There has been no contact from the owner regarding payment. Motion by Sal G. to accept $250.00 cost for title search and legal fees are to be added. Second Debbie A. motion carried, ALL IN FAVOR with (1) abstaining vote from Glenn P.
- 10081 NW 5th Street – Motion by Will H. to accept $250.00 cost for title search. Second Jack D. motion carried, ALL IN FAVOR with (1) abstaining vote from Glenn P.
- 10173 NW 4th Street – Owner deceased and the unit is vacant, unit in probate. Attorney to send demand letter to rectify violations and letter to mortgage holder and owner in regards to legal action and fines. Motion by Debbie A. to accept Attorney advice and move forward with letters; and also do title search at a cost of $250.00 Second Glenn P. motion carried, ALL IN FAVOR
- 10073 NW 4th Street – Remove late fee $25.00
- 10141 NW 3rd Court – Bank foreclosure scheduled for April 28, 2015
- 10108 NW 4th Street – Check account to see if owner has been making payments
- 257 NW 101st Avenue – Proceed with claim of lien
- 10036 NW 2nd Street – payments being made to Management office; Attorney to send letter to Management office to send to the owner (do not accept checks)
- Send accounts to legal for collection: 10012 NW 5th Street, 10040 NW 4th Street; 10116 NW 3rd Court bank has title
- 10116 NW 3rd Court – bank has title; unit in process of being purchased
Financial Report- Gerry Holstein, Treasurer
- 1st United reserve account $16,809.00; Glenn to check state website
Master Association Report
- Master Association Annual meeting to be held in March 2015
- $6,000 paid for 120 podocarpus for plaza at $48/hedge; The Grounds Group charges
$35/hedge
New Business
- Motion by Will H. to accept proposal for Grounds Group to install new landscape in pool
area for a cost of $10,500.00. Second Jack D. motion carried. ALL IN FAVOR (work to be done when irrigation is working properly)
- Glenn suggested to hire an engineering consultant; he will check into it
- The Board to review guardhouse and pool cabana renovation proposals and vote via
e-mail. (Management to e-mail proposals to Board)
- Jet Clean Drains Proposals – Email proposals to Board for review
With no further discussion, Motion by Simone to adjourn at 815pm. ALL IN FAVOR
