BOARD OF DIRECTOR MEETING MINUTES – TUESDAY, MARCH 17, 2015
The meeting was called to order at 6:40pm by Will Hernandez, VicePresident. Present: Simone Luke via phone, Will Hernandez, Jack Damonte, Gerry Holstein, Glenn Parrish, Debbie Adams and Sal Gambino. Homeowners Present: 9 Blue Crest Management: Mara Carter, Property Manager
Motion by Gerry H. to accept February 17, 2015 minutes. Second Debbie A., motion carried. ALL IN FAVOR
Management report read by Mara, Blue Crest Management
Financial Report – Gerry Holstein, Treasurer
- To date $17,000 less spent on budget
- $250,000 in Reserve account
Legal/Collections
– Board reviewed updated collection report from Attorney
– Glenn P. discussed foreclosure process; owners also claim bankruptcy. Can Association
attach judgement on home? Can delinquent accounts be deactivated for decal and pool
access?
Master Association Report – Sal Gambino, Director
- Annual Meeting-Previous board rolled over
- Earth Advisors hired supervisor for $74,000
- Over Budget $1,500 for electricity
- Updating Association documents verbiage
- Requested Sunset Cove paint color palette
ARB Report – by Donna Schepis
Old Business
- Motion by Gerry H., tooo approve Allstate Resource Management to jet clean drains,
manholes, control structure, (6) outfall pipes at a cost of $5,995.00 to include root
removal and mud work repair at a cost of $375.00. Second Glenn P., motion carried. ALL
IN FAVOR
- Jack D. irrigation system; no water for months Hoover system quote to upgrade at a cost
of $25,000 – $32,000
- Table guardhouse & pool renovation proposals; e-mail for Board review and also
obtain letters of recommendation
New Business
- Install pet station near pool – TABLED
Open Forum
- Newsletter-spray for fleas and ticks
- Violation letters for shared wood fences; send to both owners
With no further discussion, Motion by Simone to adjourn at 8:05pm. ALL IN FAVOR
