BOARD OF DIRECTORS MEETING
DATE: May 16,2017
TIME: 6:30 P.M.

CALL TO ORDER:
The meeting was called to order at 6:35pm after establishing a quorum of the members.
MOTIONS:
Motion made by Martin Schaffer and 2nd by Sal Gambino to approve meeting minutes from April
18,2017. All in favor – Motion passed.
Motion made by Martin Schaffer and 2nd by Sal Gambino to repair the roof at the guardhouse for
an amount not exceeding $1,000, and go after El Dorado for reimbursement. AII in favor –
Motion passed.
MISCELLANEOUS:
Beside the motions enacted during this meeting, the following was also discussed:
A. Geico informed the Property Manager of the results of their investigation regarding the
accident that damage the fence by Nob Hill Road. We are waiting for their letter to
consult with the attorney as of how to proceed to obtain reimbursement for the damages.
B. Fence along 101 Street has been addressed with violation letters. lt is now on the fine
stage. Marty proposed for the HOA to repair the fence and charge the owner. lt was later
decided to have the Property Manager look at the survey to verify that the fence belongs
completely to the homeowner or if the HOA has any responsibility in it.
C. Walt proposed to postpone the replacement of the sod for one year or to have the
homeowner pay for half of the cost. Will explained that the sod is responsibility of the
HOA as is established in the Documents.
D. Vickie has been working with the attorney on the draft of the Documents amendments.
The Board received a package for their review and consideration. They have to email her
any comments or recommendations by the end of next week (May, 26)
E. Felicia reported that the Financials are in good shape. There is $197K in reserves.
F. Only two cases in legal.
G. The Property Manager informed that there have been 135 violations closed since
February which is an indication that homeowners are complying with the notices theyreceived. A total of 100 violations are open at the moment and some df them ready to be
fined.

A motion was made by Sal Gambino and 2nd by Walt MacDonald to adjourn the meeting at
8:10pm. All in favor – Motion passed.
