SUNSET COVE HOMEOWNER’S ASSOCIATION

                           BOARD OF DIRECTORS MEETING

                 CALL TO ORDER: 7:00 PM

PRESENT:         NANCY ZIMMER, PRESIDENT

                                    DAVID WEISBAUM, VICE PRESIDENT

                                    FELICIA ERSKINE, DIRECTOR

                                    WALT MACDONALD, DIRECTOR

ABSENT:                   MOHAMAD KAMAREDINE, TREASURER

                                    VICKIE HOOKE, DIRECTOR

ALSO PRESENT MARIA VASQUEZ, LCAM FROM EXCLUSIVE PROPERTY MGT.

HOMEOWNERS PRESENT: 10 HOME OWNERS

CALL TO ORDER:

THE MEETING WAS CALLED TO ORDER AT 7:00 PM AFTER ESTABLISHING A QUORM OF HOA MEMBERS PRESENT.

Motion to approve the MARCH minutes was made by ANDRE and seconded by Walt, all approved, motion passed.

Financials: MOHAMAD WAS NOT HERE SO DAVID DID AN ABREVIATED REPORT. IT HAD MOSTLY TO DO WITH LEGAL FEES THAT HAD NOT BEEN PAID AND THE REASON WHY AS THE BILL HAD NOT YET BEEN PRESENTED TO EPM.

MANAGEMENT COMPANY EPM’S CONTRACT WAS EXTENDED FOR ONE YEAR.

CHAIRS AND CHAISE LOUNGES, THERE ARE TWO CHAISE LOUNGES AND ONE CHAIR TO BE REPLACED, COST WAS $50.00 MORE THAN REPAIRING OLD ONES.

MOTION MADE BY NANCY TO ACCEPT AND SECONDED BY ANDRE, MOTION PASSED ALL MEMBERS APPROVED.

VIOLATION REPORT: MARIA GAVE AN UPDATE ON THE RESULTS OF HER FIRST INSPECTION ROUNDS WITH WALT AND ANDRE.

ELECTRIC REPORT: THERE WAS A BID FOR THE LIGHTING AND WATER SPRINKLERS TO BE MADE ON THEIR OWN BREAKER PANEL, $1500 AND INSTALLING AUTOMATIC SHUTOFF SWITCHES IN THE BATHROOM LIGHTS AT THE POOL FOR $200.

MOTION MADE BY ANDRE SECONDED BY WALT, ALL MEMBERS APPROVED.

THE ESTIMATE TO REPAIR THE METAL FENCE AT THE NORTH END OF THE CANAL WAS PRESENTED: AMOUNT $200.00. MOTION WAS MADE TO ACCEPT BY NANCY AND SECONDED BY WALT, ALL MEMBERS VOTED AND MOTION WAS PASSED.

REPORT FROM NANCY AND DAVID ON THE NEW SECURITY COMPANY WAS PRESENTED AND DATE OF NOTICE OF 4/19/19 TO BE GIVEN TO APB SECURITY FOR START DATE OF 5/19/19 BY SOUTH FLORIDA SECURITY GROUP.  DAVID WAS ASKED TO DRAFT A LETTER ABOUT THE CHANGING OF THE GUARD AND PRESENT IT TO EPM AND APB SECURITY.

MOTION WAS MADE BY NANCY AND SECONDED BY DAVID THAT THIS WAS TO BE DONE, ALL MEMBERS OF THE BOARD VOTED TO PASS MOTION.

LANDSCAPING REPORT: TREE TRIMING IS TO START 4/17/19, HARDWOODS FIRST THEN THE PALM TREES. HARDWWODS TO BE TRIMED AT LEAST 30% THIS IS FOR THE FRONT YARDS IN THE BEGINNING AND LATER TO BACK YARD TREES WILL BE TRIMED. IT WAS BROUGHT UP THAT THERE IS A RUBBER TREE PALNT THAT IS GROWING OUT OF HAND BEHIND 10080 3RD COURT, DAVE WILL BE ASKED IF IT CAN BE REMOVED WITHOUT PERMITS AS IT IS NOT AN ENDANGERED TREE OR PLANT. DAVE WILL ALSO BE ASKED TO LOOK AT THE LEGUSTRM TREES THAT HAVE A FUNGUS ON THEM AND SEE IF THEY CAN BE TRIMMED TO REMOVE THE FUNGUS.

MOTION WAS MADE BY NANCY TO HAVE DOOR HANGERS PRINTED UP FOR MINOR INFRACTIONS, WALT SECONDED ALL VOTED TO ACCEPT MOTION PASSED.

A NEW AND UPDATED HOME OWNERS DATA BASE IS BEING MADE AND WILL BE SENT TO ALL OWNERS FOR THEIR SIGNATURES AND TO CORRECT ANY ERRORS.

THERE WILL BE A CLINIC BY DAVE OF DEO SOMETIME IN MAY ON THE LANDSCAPING CONCERNING THE RULES AND REGULATIONS OF THE TREE TRIMMING BY THE CITY OF PLANTATION AND THE 3 YEAR PLAN TO TRIM TREES AND PRUNE THE ROOTS.

Motion made by NANCY to adjourn seconded by DAVID all approved motion carried.
