SUNSET COVE HOMEOWNERS ASSOCIATION, INC.
BOARD OF DIRECTOR MEETING MINUTES – MONDAY, AUGUST 18, 2014
The meeting was called to order at 6:43pm by Simone Luke, President. Present: Simone Luke, Will Hernandez, Jack Damonte, Gerry Holstein, Peter Heymann, Debbie Adams and Walt MacDonald. Absent: Linda Torrents. Homeowners Present: 9 Blue Crest Management: Mara Carter, Property Manager
Motion by Gerry to accept July 15, 2014 minutes. Second Debbie, motion carried.
President Report
- Simone read community update letter to residents present at meeting
- Fire Hydrant Update-need more information on road work, density test to compact and
fill in hole at entrance and also relocation area of hydrant inside community
- Pool Update-replace old Vak Pak at a cost of $15,000 or new pool at a cost of $80,000?
Motion by Gerry to accept replacing the Vak Pak. Second Simone; ALL IN FAVOR contingent on the cost not to exceed $20,000
Motion by Peter to add $5.00 to the monthly maintenance; to be reviewed at the upcoming 2015 Proposed Budget meeting.
Master Association Report – Simone was not able to attend
ARB Report
- Silver Roof on 5th Street was painted approved terracotta color
- Resident requested painting of home sweet jasmin in the green family; ARB and Board
determined the color to be too dark; flowery was chosen instead
- 10080 NW 3rd Court-submitted paperwork for paver work
- Catherine Ziegler resigned from ARB; Judy Stoots stepped back in
Management Report
- Gerry and Walt wnet to Suntrust and deposited $227,000 check in Money Market
Account- getting signature cards
- Regions account to be closed once Sunbiz is updated with Board information
- Vesta CAB account to be closed $7,000 money to be moved into Banco Popular
Operating
- Money due from delinquent account(s) at Merino; Board approved balance of unpaid
bills to be paid out of money and sent the difference. Management to obtain files from Merino
Financials
- Gerry to work towards solidating accounts:
- $350,000 – Reserve Accounts total
- $9,420 – Operating Account
- $26,000 – Receivables (July 31)
- $30,384.04 – Due to Operating
- $29,403.32- Regions Reserve account; once closed put into Operating
Pest Control – Another proposal needed (Debbie to give another contact)
Motion by Simone to approve tenants of 273 NW 100th Avenue. Second Gerry, ALL IN FAVOR
Open Forum
- Management company to remove owner late fee as a courtesy
- Ferrel cats being caught/trapped (call Code Enforcement)
- Neighbor cut down tree without owner permission (10042 NW 2nd Street); stump
needs to be removed. Should neighbor be billed back?
- 10121 NW 5th Street send violation letter for dog with no leash
