Minutes:

Correction to Jan meeting mins. Financial correction from $22K from $34k prior year surplus. David motion to accept, Andre second, all in favor

Financial Update:

  • Becky making phone calls to homeowners past 30-day grace period on dues. $20k over 90 days delinquent. Approx. 22 homeowners Oasis is still working with on the banking transition.
  • Reserves letter to be signed by Nancy to close out the two old accounts.
  • Audit, Becky pulling requested items, target end of Feb.
  • Strong Room – notifications to officers on going, Becky working with Tech support.

Reserve study results – David provided an overview of the major projects outlined in the reserve study

  1. Road Improvements over 2 years
  2. Sidewalk repairs
  3. Concrete gutters
  4. Aluminum fences around perimeter
  5. Concrete walls around perimeter

Determination-funding is available for capital projects.

Landscape Update:

  • Hardwood tree trimming completed by 2/28
  • Weed treating backyards completed end of January, follow up every 3 months.
  • Root pruning commencing 1st qtr. of the year

New Business:

Guard gate poles not working more frequently – David to research cost comparison, repairs vs replace

Pool Vendor

  • Hixon Pool Services has been replaced by Pool King. Pool King start date March 1st.

ARB approvals for the period of 1/16-20 – 2/20/2020 – None

  • Suggested reminder to go out to homeowners of what require ARB approval, illustrations, e.g. fence

Sidewalk cleaning and repairs

  • Quotes will be requested
  • Root pruning will be done prior to repairs

Landscaping

  • $22K budgeted, $50K est. cost to sod where need in backyards.
  • Motion by Nancy to re-measure backyards for new sod, Andre second, all in favor

Open Floor

  • Resident expressed gratitude for changes that have been made.
  • Resident requesting resolve to gate access sticker, Oasis handling.
