July 2014 Meeting Minutes

SUNSET COVE HOMEOWNERS ASSOCIATION, INC.

BOARD OF DIRECTOR MEETING MINUTES – TUESDAY, JULY 15, 2014

 

The meeting was called to order at 6:40pm by Simone Luke, President. Present: Simone Luke, William Hernandez, Jack Damonte, Linda Torrents, Gerry Holstein, and Walt MacDonald. Absent: Gerry Holstein and Peter Heymann. Absent: Debbie Adams.

Homeowners Present: 12

 

Motion to approve June 12, 2014 minutes by Simone. Second Walt, ALL IN FAVOR with (2) abstaining votes from Gerry and Peter.

 

Master Association Report – Simone attended the meeting

–     The renewal of the Master documents have to be amended by 2/3 vote of membership of

the entire Master and registered by October 2014

–     The Master also want to raise the fees to the Association to make up for overspending

–     The Master has hired Earth Advisor regarding the tree trimming of 703 trees, and have obtained (3) proposals at a cost of $24,800 / $32,000 / $ 25,000 and Dyna Serv was choosen

–     The Master has waived a late fee of $40.52 to Sunset Cove Association

–     The Budget needs to be drafted by September 2014 and sent to Board for review to be voted on at October 2014 Board meeting

 

President Report

  • Simone addressed a Board member request that there be notification of events that has happened on property
  • June 17, 2014 crash/felony vandalism incident discussed by Board. Due to the way the report was written, should the Association contact their insurance agent (deductible is $10,000) and then have the Attorney go after payment or can the owner of the car be assessed? Jack motioned to purse legal on crash/vandalism incident, then withdrew the motion
  • Broward Landscape broke Sunset Cove gate arm. They were billed back cost and paid
  • Management to send owner packet to new owners

 

Architectural Review Board – driveway pavers and hurricane shutters at 10080 NW 3rd Court and Management sent follow-up letter stating no receipt of approval was received. Form needs to be completed again and re-submitted

 

New Business

  • Does Blue Crest Management offer website? Need to establish a new one, or does Don

want to turnover website ([email protected]) Walt to help with website

  • 1st United bank account closed – monies to be deposited into a Suntrust bearing account,

Gerry to contact Suntrust Bank

  • 1st United Reserve account – $16,809.23 bank needs to be contacted regarding

Statements for this account. Gerry to visit banks: Amtrust (2) CD accounts and (1) Wachovia

  • Motion by Simon to approve Shamrock for leak detection test. Second Gerry, ALL I

FAVOR

  • Jack discussed tenants/rentors and decal approval
  • Continental Cablevision (X-Finity); the Board to review paperwork before making

decision

  • Motion by Jack to approve trespass agreement. Second Linda, ALL IN FAVOR

 

Legal – (Merino)

  • Lot 87 (10084 NW 2nd Street) remove from report, account up to date
  • Lot 27 (10173 NW 4th Street) what is the update?
  • Lot 22 (10133 NW 4th Street) Motion by Simone to deny the request for a payment plan
  • The owner has 30 days to pay the full amount or a lien will be placed on the unit and start

foreclosure process. Second Jack, ALL IN FAVOR

  • Send unit 10116 NW 3rd Court to the new Attorney

 

Violations

  • 10036 NW 2nd Street working on vehicles
  • 10012 NW 2nd street poured concrete in entire yard (Code to be contacted)

With no further discussion, Motion by Walt to adjourn at 8:30pm.
