BOARD OF DIRECTORS MEETING

HOMEOWNERS PRESENT: 6 homeowners
CALL TO ORDER:
The meeting was called to order at 6:31pm after establishing a quorum of the members.
MOTIONS:
Motion made by Will H’ernandez and 2no by Vickie Hooke to approve the minutes from the
meeting held on May 1 6,2017. All in favor – Motion passed.
.t\4otion made by Will Hernandez and zno by Martin Schaffer to allow 10166 NW 3 Court to start
the fence by July 8, 2017 and finished within 45 days or the levied fine of $1000 will be
immediately effective. All in favor – Motion passed.
Motion made byWill Hernandezand2″o by Martin Schafferto allow 10180 NW 5 Streetto
complete the repair of the fence by August 15, 2017 or the levied fine of $1000 will be
immediately effective. All in favor – Motion passed.
Motion made by Will Hernandez and 2no by Marty to approve Beautiful Mailbox Company to
replace the street signs around the community if they match the price giving by Testa & Sons,
and start by August 1,2017. All in favor – Motion passed.
Motion made by Vicky Hooke an 2nd by Will Fernandez to make a decision via email on the
company that will repair the sidewalks once the third quote is obtained. All in favor – Motion
passed.
Motion made by Will Hernandez and 2″0 by Vickie Hooke to levy fines against properties that
have not cured their violation after their Final Notice. All in favor – Motion passed.MISCELLANEOUS:
Beside the motions enacted during this meeting, the following was also discussed:
A. On the amendments, Vickie informed that she received all of the feedbacks from other
members of the Board and they were all fonruarded to the attorney.
B. The guardhouse roof will be repaired on Wednesday, June 21,2017 and the cost is
$500.00
C. On the issues reported with the guards, Will Hernandez and the Property Manager will
work on a set of rules for a better functioning of the accessing process and call on a
meeting with all of the guards and their supervisor to have everyone on the same page.
D. On Financials, Felicia Erskine informed that everything is in order and that the
Association has over $208K in reserves.
E. Will Hernandez informed that there are only 2 homeowners on legal. One of them already
started their payment plan on June 15,2017 and should be done in 6 months. The other
case is been monitored for foreclosure.

A motion was made by Vickie Hooke and 2nd by Walt MacDonald to adjourn the meeting at
8:15pm. All in favor – Motion passed.
