SUNSET COVE HOMEOWNER’S ASSOCIATION

                           BOARD OF DIRECTORS MEETING

HOMEOWNERS PRESENT: 12 HOME OWNERS

CALL TO ORDER:

The meeting was called to order at 7:06 PM after establishing a quorum of HOA members present.

MOTION TO REINSTATE ANDRE HARDY AS A HOA MEMBER AND SECRETARY WAS MADE BY NANCY ZIMMER AND SECONDED BY DAVID WEISBAUM, ALL IN FAVOR MOTION PASSED, ANDRE ACCEPTED.

                        PRESENTATION BY SOUTH FLORIDA SECURITY GROUP

A presentation was made to provide security services to our community.

The presentation went well and it was approved to replace the present security company sometime after due diligence was done and to allow Minnie to retire on April 15, 2019.

Motion to approve the February minutes was made by David and seconded by Walt, all approved, motion passed.

Financials: there are two homes in arrears with their HOA fees, at this time there will be no processes to fine, collect or send to legal for foreclose.

All arrears of HOA fees will go through a 3 month letter process with fees charged after the second letter is sent. After the third letter is sent the property will be turned over to legal for the foreclosure process to begin.

LANDSCAPING REPORT:

We went over the process of the trimming of the canopies and the pruning of the roots. The trimming will begin in April and the placement of the sod after the trimming as to place sod where it will be in the sunlight for growth. Palm fronds will be trimmed on trees where they are 25’ from the ground or less, all others will be trimmed when the other trees are trimmed with the bucket trucks. The lawn mowing will be done on a schedule that is posted in the Sunset Cove web site, after the mowing then the next week the leaves will be removed.

Also posted on the Sunset Cove website, is when the sprinklers are scheduled to be maintained. 

The subject of hedge trimming was raised as several of the homeowners complained that their hedges were not being trimmed.  It was explained that the previous company trimmed their hedges and now they were not being trimmed. We said we would bring this up to the DEO company and they agreed to all of the hedge trimming in the community.

The weed spraying is done we now have to wait to see where it needs to be redone.

There is a metal water box near the pool area that is continuously being hit by the trash trucks that needs to be relocated. This needs to be addressed during the next walk of the community by Maria.

THERE WILL BE A CLINIC BY DAVE OF DEO SOMETIME IN MAY ON THE LANDSCAPING CONCERNING THE RULES AND REGULATIONS OF TREE TRIMMING BY THE CITY OF PLANTATION AND THE 3 YEAR PLAN TO TRIM TREES AND PRUNE THE ROOTS.

                                    VIOLATION REPORT:

There is a new violation form and list of violations that will be enforced.

Maria will be walking the property once a week and Walt and Andre will accompany her on each walk as available. Scheduled is each Tuesday at 11:30 AM weather permitting.  

The fence on the canal is still broken: address at next walk of the property.

There are two towing enforcement signs one at the gate the other is at the pool parking lot.

Parking on the swales is forbidden and cars parking on them will have a violation sticker put on them and if they are not moved then they will be towed.

There is a wiring problem with the lights at the Sunset Cove name signs this needs to be addressed by Maria and the electrical company we use. The lights are on 24/7 and costing us money that does need to be spent.

Damaged pool chaise lounges have been put in the storage closet at the pool until they can be replaced or repaired. Need to get an update on the costs and do it before the summer pool season begins.

The Grounds Group has prior offered verbally compensation for damage done to the roads after Hurricane Irma in September 2017. We have been unable to collect to date. Maria will be following up on this.

The fence on NOB HILL RD. where the truck took out the ficus hedge needs to be replanted with new ficus or some other hedge to make it look contiguous with the rest of the hedge row.

That last entry brought up what to do with the rest of the hedge row that is looking pretty poor by now that we have not cared for them over the last two years.

There was a conditional vote that we accept the South Florida Security Group upon receiving the due diligence report from EPM.  

Motion made by David to adjourn seconded by Andre all approved motion carried.
