MINUTES

MONTHLY MEETING

MARCH 15,2016

6:30PM

AT THE POOL

 

Call to Order: A monthly meeting of the Sunset Cove Homeowners was held at the Sunset Cove Pool in Plantation, Florida on Tuesday March 15, 2016.  The meeting convened at 6:36pm. President Will Hernández presiding, and Walt MacDonald, secretary.

 

Members in attendance: Will Hernandez, Nancy Becton, Gerry Holstein, Walt MacDonald, Sal Gambino, Glen Parish and Simone Luke.

 

APPROVAL OF MINUTES: The minutes from the special meeting of February 24, 2016 was tabled until the next meeting.  The delay was caused because the secretary failed to send these minutes to Blue Crest for duplication and distribution.

 

APPROVAL OF MINUTES: A motion was made by Walt MacDonald to approved the minutes from the February 16, 2016 meeting.  The motion was 2nd by Will Hernandez.  With no discussion needed the motion passed unanimously.

 

FINANCIAL REPORT: Treasurer Holstein began the report indicating payments were still expected, however was up to date.  Mr. Holstein also mentioned that $162Kwas in the reserve fund.

 

LEGAL UPDATE/COLLECTIONS: This report was handled by Board member Luke and President Hernandez. The portion of the meeting took up a lot of time with additional discussion by Board Member Parish. After going over the various fees owed a motion of made by Sal Gambino to discontinue having the bank monitor a home that was under for closure on 4th street and amount due of $750.00. The motion was 2nd by Will Hernandez.  With no additional discussion needed the motion passed unanimously.

 

MASTER ASSOCIATION REPORT: This report was handled by Liz Albert. Mrs. Albert advised that the Master Association was exploring replacing all of the decorative lighting on Central Park Place

 

ARCHITECURAL REVIEW BOARD:  This report was handled by Donna Schepis.  Mrs Schepis reported that a number of homes had made application for new roofs and work was being completed on a propane electrical generator on NW101st Avenue.

 

PRESIDENT’S REPORT LANDSCAPING AND IRRIGATION UPDATE: President Hernandez reported that there had been a few pipe breaks all of which has been repaired. He also reported that the cutting of hardwood trees would begin at the beginning of April 2016.

 

OLD BUSINESS-FOR DISCUSSION.  President Hernandez and member Luke spoke about what stage the guard house is in for completion.  A vendor just recently measured for blinds for the windows.  Work on the pool bathrooms has been delayed because the plumber that going to be used has moved on. This portion of the meeting sparked a great deal of discussion   that went in many directions that outlined the  outdated   rules and regulations of Sunset Cove.  During this segment a motion was made by Sal

Gambino to obtain quotes on the cost of updating our dockets and   their modification.  Walt MacDonald 2nd the motion. With no additional discussion the motion passed unanimously.

 

OPEN FORUM: This discussion ranged from “doing something about the poop situation” in Sunset Cove to when the front entrance vegetation was going to be redone to when the new pavers were going to be installed.
