BOARD OF DIRECTOR MEETING MINUTES
TUESDAY, MARCH 19, 2014
The meeting was called to order at 6:42pm by Simone Luke, President. Present: Simone Luke, William Hernandez, Jack Damonte, Peter Heymann, Linda Torrents and Walt MacDonald. Homeowners Present: 12
Motion by Wil to approve the minutes of February 18, 2014. Second Jack, motion carried.
- The website needs to be updated with the minutes from December 2012.
Financials – February 28, 2014
- Reserve Account $339,000
- Current Assets $116,000
- Liabilities $60,000
- Net Assets totaling $450,000
- The Budget is set at $120,000 for open/closed projects
- Income and Expense Statement shows a slight loss
Motion by Simone to appoint Gerry Holstein as the Treasurer. Second Walt, Gerry accepted the position. ALL IN FAVOR
President Report
- Simone updated the Board on the request to have Wil Hernandez recalled/removed
from the Board. The recall called for 5 days to have a meeting.
- Motion by Jack to have Terri Kochan removed from the Architectural Committee.
Second Wil, motion carried. Vote unanimous with one abstaining vote by Gerry.
- Update on Irrigation system – it is a pressurized with a (3) stage pump. If there is a
problem with the entire system will shut down.
- There is nothing to report from the Master Association. Financials were e-mailed a few
days ago.
_ The Board agreed unanimously that accounts will not be assessed any late fee(s) for
January and February 2014 due to the transition period. What is the $10.00 admin fee?
This is also to be reversed.
- Social Event update: Committee is Linda, Sara, Donna. Charhut to be contacted to take
care of food and drinks at $5.00 per head. Contact Scruby’s for food truck pricing. Owners can bring side dish? The date is set for Sunday, April 13, 2014 at the Sunset Cove Pool area from 1:00 – 4:00pm? Notification to be mailed out by Management with RSVP by owners to include guest. The Association will not promote or endorse any alcoholic beverages.
ARB Report
- Judy Shoots reported that the Board approved new pool furniture 5 months prior at a
cost of $2,498.18. Upon receipt of the 50% deposit check the furniture is to be ordered.
Old Business
Update on software in guardhouse. ABDI, Applications By Design (Wil to contact company regarding cost of other applications:
- $295.00/month regular package, Gold package $300.00.
- What is cost of hardware upgrade?
- Additional Modules to include driver license scanner, Iphone application
- Preventative maintenance, hardware pre-load, install pricing
Board tabled proposal for clarification on pricing and hardware.
Legal Report from Merino: (a printed report with lot numbers for A/R)
- Motion by Gerry to foreclose on 10133 NW 4th Second Wil, motion unanimously
carried.
- Lot 95 and Lot 175 already sent 10 day demand letter. Send accounts to Attorney
- Any account 3 months delinquent automatically send to Attorney
- Check accounts 100362 / 100125 / 101163 is bank foreclosure settled
New Business
- Motion by Gerry to accept the proposal from Broward Landscape for extra leaf pick-up
at a cost of $1,500. Second Wil, motion carried.
- Motion by Simone to accept the proposal from Broward Landscape to fill sink holes/low
spots along the lake. Second Wil, motion carried.
- TABLED proposal to pressure clean sidewalks, curbing, gutters and pool deck.
With no further discussion, Motion by Simone to adjourn at 8:13pm.
