BOARD OF DIRECTORS MEETING
DATE: March 21,2017
TIME: 6:30 P.M.
LOGATION: Pool Area
PRESENT: Will Hernandez, President
Vickie Hooke, Vice President
Walt MacDonald, Secretary
Felicia Erskine, Treasurer
Anna Melendez, Director
Martin Schaffer, Director
Sal Gambino, Director
ALSO PRESENT: Carol E Garcia, LCAM from Exclusive Property Management
HOMEOWNERS PRESENT: 14 homeowners
CALL TO ORDER:
The meeting was called to order at 6:35pm after establishing a quorum of the members.
MOTIONS:
Motion made by Felicia Erskine to approve meeting minutes from 2t28t17 . 2″d by Anna
Melendez. All in favor.
Martin Schaffer made a motion to levy fines against homeowners that have not cured their
violation after their third violation letter. 2no by Walt MacDonald. AII in favor.
MISCELLANEOUS:
Beside the motions enacted during this meeting, the following was also discussed:
A. Software at the guardhouse is working well, it is operational and everything can be seen
by the cameras at the guardhouse. They are still working on training two other guards on
this system.
B. The Treasurer reported that the financials are in good shape. Requested changes to the
budget. Board was advised that is these changes take place, a meeting with the
membership will have to be noticed to approve a “new budget”. Board agreed on
consulting this with the attorneys.
C. Glenn gave an overview of what has been worked with the attorneys in regards to the
amendments to association documents.
D. The tree trimming project is going to start soon and the money will be borrowed from
general reseryes.
E. Board approved two “clean after your dog signs” with a receptacle but no bags. Property
Manager will order and make sure they get installed
