SUNSET COVE HOMEOWNER’S ASSOCIATION

                           BOARD OF DIRECTORS MEETING

                 CALL TO ORDER: 6:30 PM

PRESENT:         NANCY ZIMMER, PRESIDENT

                                    DAVID WEISBAUM, VICE PRESIDENT

                                    MOHAMAD KAMAREDINE, TREASURER

                                    ANDRE HARDY, SECRETARY

                                    FELICIA ERSKINE, DIRECTOR

                                    WALT MACDONALD, DIRECTOR

                                    VICKIE HOOKE, DIRECTOR

ALSO PRESENT MARIA VASQUEZ, LCAM FROM EXCLUSIVE PROPERTY MGT.

HOMEOWNERS PRESENT: 4 HOME OWNERS

CALL TO ORDER:

THE MEETING WAS CALLED TO ORDER AT 6:310 PM AFTER ESTABLISHING A quorum OF HOA MEMBERS PRESENT.

Motion to approve the April minutes was made by Vickie and seconded by Walt, all approved, motion passed.

Financials: $50,000 is in the under spent left over from last year’s budget.

The tree trimming is not yet complete so the contract for this item has not been spent as the Palm trees have not yet been trimmed. One tree has been removed and two more are being scheduled to be removed. There is a bid out to Florida Tropical Plumbing to handle plumbing issues. Trees are still a problem 7 trees left to be root pruned or trees removed, waiting on DEO or a plumbing report from individual property owners. It is still up in the air as to whose problem it is, the property owner or the Associations.

Motion to vote on tree/root plumbing to get second opinion from legal, was made by Mohamad and seconded by Vicky,  5 were in favor, 1 no votes and one abstained, so motion did pass.     

Motion by Mohamad for Florida Tropical Plumbing to fix a plumbing problem for $2,500 at 10125 NW 3 Court, seconded by Vickie. One abstention and 6 voted yes so motion passed as long as owner brings their dues up to date.

There was a $3,640.00 outstanding electrical problem that was to change light bulbs to LED bulbs and to replace lighting stanchions at the gate. Motion by Dave seconded by Andre, all approved motion passed.

The water fountain at the pool was bid to be replaced by Florida Tropical Plumbing Mohamad made motion to approve Nancy seconded and all approved so motion passed.

NEW BUSINESS: There are quite a few cars always parked in the pool parking lot.  One of them is a very dirty yellow car that is in the same place for over 4 weeks now. Since the door hangers are now ready to be used it would be a good idea to put one on this car to see if anyone is attending to it.     

Motion made by Walt to adjourn seconded by Vickie all approved motion carried.
