SUNSET COVE HOMEOWNER’S ASSOCIATION

          BOARD OF DIRECTORS MEETING

DATE:               THURSDAY OCTOBER 17, 2019

TIME:                6:30 PM

LOCATION:      CENTRAL PARK

                 CALL TO ORDER: 6:30 PM

PRESENT:          NANCY ZIMMER, PRESIDENT

                                    DAVID WEISBAUM, VICE PRESIDENT

                                    ANDRE HARDY, SECRETARY

                                    WALT MACDONALD, DIRECTOR

                                    FELICIA ERSKINE, DIRECTOR

 ABSENT:                  VICKIE HOOKE, DIRECTOR

                                    MOHAMAD KAMAREDINE, TREASURER

                A Quorum of HOA members was present.

HOMEOWNERS PRESENT: 5 HOME OWNERS.

Lee Lazerson of Oasis was in attendance.

The meeting was called to order at 6:30 PM

The minutes of the September HOA meeting were approved with Nancy making the motion and Walt seconded the motion, all approved.

FINANCIALS:

The financials were updated by David and the account is $10,000.00 under for September, because DEO has not submitted their current statement. Dave of DEO said that the statement would be in on the next Monday of the month.

The year to date accounting is positive $22,000.00. There is additional landscaping yet to be done and DEO will bring us up to date on this.

There are several outstanding collections, three of them are in of about to be in legal status.

At this time David of DEO gave the board and the attending property owners who were present an update and answered general questions.

  • Trimming of the palm trees in the community is to be completed by the end of the month.
  • Re-sod top dressings are to be done, 10 to 20% sod to be laid down to complete the sod project.
  • All yards are to be sprayed for turf weeds, where spraying is to not be done the yards are to be posted by the owners, this is for back yards only.
  • There will be one more “pass-through” for sod that failed to root or was missed. It was discussed that yard root pruning will be done during the “winter” months.
  • It was brought to DEO’s attention that 10000 NW 3 Ct has roots in the plumbing and tree limbs in the gutters and on the roof.
  • The seasonal annual plants are to be changed in the front of the guardhouse and the sign at the corner of Nob Hill Rd. and Central Park Place.
  • The problem with the trees on Nob Hill Rd. and our property has been postponed until a letter from legal can be sent to the Master Association.
  • Dave of DEO clarified that debris in the back yards was limited to two trash cans per home-owner, any more than that is the homeowner’s responsibility and can be put on the curb the day before Plantation’s bulk trash pickup.
  • At this time it was clarified that homeowners are only allowed to place bulk trash the day before the bulk trash pickup day which is normally the third Wednesday of the month, but please check to make sure that that is correct.
    • Normally the bulk trash pickup sign is put out three days before the day it is to be picked up.
  • Dave of DEO also clarified that the back yards are cleaned up every two weeks, if you do not want anyone in the back yard then post a sign in English and Spanish or lock the gate from the home-owner’s side.
  • At this time Dave of THE BOARD asked Dave of DEO when the hedges at the perimeter of Sunset Cove would be trimmed and Dave of DEO answered during the week of 10/20-10/27, 2019.

SECURITY: Mohamad is still working on updating the resident portal. The guard gatehouse is to be painted just waiting on the selection of colors. The gatehouse needs a new microwave at a cost not to exceed $500.00. A motion was made by Nancy and seconded by Felicia, all approved.

The Board is moving forward with options for providing pedestrian walkway security.

HOLIDAY LIGHTS: Magical Displays submitted two packages one for $2,400.00 and one for $1,900.00. The Board chose the $1,900.00 package.

Motion to approve the $1,900.00 was made by Nancy and seconded by Andre, all approved.

 Bee problem; has slowed down but traps are still on the way around 10/18/19.

A holiday party will be held during the December 21, 2019 HOA Meeting at the Pool.

ENGINEERING GROUP: the Board is moving forward with the engineering study, more information is forthcoming.

Andre motioned to adjourn, and it was seconded by Walt and all approved.
