SUNSET COVE HOMEOWNERS ASSOCIATION, INC.
BOARD OF DIRECTOR MEETING MINUTES – TUESDAY, OCTOBER 21, 2014
The meeting was called to order at 6:32pm by Will Hernandez, Vice President. Present: Will Hernandez, Jack Damonte, Gerry Holstein, Peter Heymann, Linda Torrents, Walt MacDonald and Simone Luke via telephone. Homeowners Present: 11 Blue Crest Management: Mara Carter, Property Manager
Motion by Gerry to accept September 16, 2014 minutes. Second Debbie, motion carried. ALL IN FAVOR
Financials – Gerry
- Year to Date within budget which included prior year surplus
- First United Reserve account – $16,809.23 bank being contacted regarding account
- Suntrust Reserve account – 275,000
- Delinquent account(s) – $25,000
ARB Report – Liz
- 10181 NW 3rd Court repairing archway – no ARB needed from Association (no permit
needed)
Old Business
- Website – Board discussed website proposals. Motion by Gerry to approve Oncor solutions proposal for new website at a cost of $2,400. Second Debbie, motion carried. ALL IN FAVOR
President Report – Simone
- Simone sent letter to Master Association regarding the pressure cleaning of sidewalks,
lake cleaning/treatment
New Business
- Lawn Service discussion/proposals: MNP $260,000; Broward Landscape $208,520;
Grounds Group $203,704/Pest Control $18,072. Motion by Debbie to accept proposal from Grounds Group/. Second Jack, motion carried. ALL IN FAVOR. Broward Landscape to get (30) day noticeas of November 1, 2014 and pending start date for Grounds Group is December 1, 2014. Speak with Grounds Group regarding 6 month clause.
- 2015 Proposed Budget discussed by the Board. Gerry provided year to date projections.
Debbie and Peter does not want $20.00 increase from $210/month to $230/month. Discussion to increase $15.00 from $210/month to $225/month; Simone, Will, Gerry and Jack approve of increase. Motion by Gerry to approve 2015 Proposed Budget with $15.00 increase to $225/month. Second Debbie, motion carried. ALL IN FAVOR
Open Forum
- 10133 NW 4th Street – home is moldy and dirty, gutters falling down, screens
torn, inside filled with furniture, rodent problems (Management to send violation notice on all items
