SUNSET COVE HOMEOWNER’S ASSOCIATION
BOARD OF DIRECTORS MEETING

CALL TO ORDER: 6:32 PM
PRESENT: NANCY ZIMMER, PRESIDENT
DAVID WEISBAUM, VICE PRESIDENT

A Quorum of HOA members was present.
HOMEOWNERS PRESENT: 5 HOME OWNERS.
Lee Lazerson of Oasis was in attendance.
The meeting was called to order at 6:32 PM
The minutes of the August HOA meeting were approved with Vickie making the motion and Nancy seconded the motion, all approved.
The financials were updated by David and the account is $5,000.00 under and will be added to the $93,000.00 under spend account. At that time it was accepted that the bank account would move from Popular to Centennial Bank. A motion to move $65,000.00 to the new bank was made by David and Nancy seconded the motion, all approved.
The last payment to EPM was put on hold until all of the paperwork was transferred to Oasis.
DEO update: DEO was asked to meet and explain the progress of the items that were outstanding in the October HOA meeting. The update will include the trimming of the Palm trees, turf replacement, change of annual flowers in the common areas and the November turf spraying and the trimming of the trees in the back yards along 2nd Street. DEO is to spread mulch for the cost of $3250.00 in all common areas and topsoil application $4,500.00 that is part of the new grass sod plan.
David made the motion and Vickie seconded it and all approved.
It was discussed that the Master Association did not properly trim the trees on Nob Hill Rd and that it would cost the Sunset Cove Association $2,600.00 to do this job.
A motion was made that we would pay the $2,600.00 to trim these trees by Nancy and seconded by David, all approved.
There was a motion made by David that some trees needed to be removed Andre seconded all approved.
There were 9 trees that needed to be removed, 3 were done leaving 6 trees that need to be removed at $1,200 each or $7,200.00 and to be replaced with class 2 trees at the cost of $800.00 each or total of $12,000.00.
The motion to do this was made by Nancy and seconded by David, all approved.
South Florida Security Group update, the resident portal user names and passwords are almost ready to be sent to residents.
Bee problem; there was a large honey bee hive in the Oak tree at the SW corner of 101 Ave and NW 4 Street that had partially fallen and there was a large part of it still in the upper branches of the tree. It was an emergency situation and it was removed at the cost of $975.00.
A motion was made by David to ratify the cost and it was seconded by Vickie, all approved.
Lee of Oasis said that bee traps from Urban Bee Keepers could be placed in 6 locations for a total of $450.00.
A motion to do this was made by Nancy and seconded by David, all approved.
The entry lights were not working properly and the electrician said there was a timing problem most likely caused by a power outage, it was fixed.
It was decided that a certified letter would be sent to the Master Association about the trees on Nob Hill Road and the tree limbs intruding onto the Associations property from the trees on the South side of the property.
It was discussed that a Marquee sign for updates and community information be put up near the entrance guard house. This will be looked into further for cost and feasibility.
A holiday party will be held during the December HOA Meeting at the Pool.
David motioned to adjourn and it was seconded by Vickie and all approved.
